There are many horror stories out there, often to do with the communication breakdown between the design and build process – leading to unexpected costs during the building process.  Being involved in the design of your home means that we understand your needs from inception.

As your construction professional, we will:

Stage 1: Your requirements

What do you want the essence of your home to be? What is going to make your home unique and special to you?

When coming up with a brief or a wish list, it is easy to get carried away with the “must-haves”. This is fine if you have an unlimited budget. However, this is a great opportunity to assign some priorities to your requirements, so we can offer solutions for minimising expense.

We’ll help you to think about the following:

  • Rooms: how many bedrooms and bathrooms
  • Living areas: study, rumpus, media room, office
  • Storage: cupboards and shelving 
  • Environmental requirements: solar or wind power, tank water, recycled water, recycled materials
  • Landscaping: swimming pool, fencing, pathways, outdoor entertainment, outdoor shade
  • Small but important: power points, lights, TV points, phone lines, fans
  • Style: flat roof, country, modern, contemporary
  • Features: high ceilings, picture windows, double-volume

Your wish list can be broken into segments as follows:

Stage 2: Your site

We work on finding the best possible way to match your requirements to your site, taking the following aspects into account:

  • Orientation
  • Slope
  • Drainage
  • Access
  • Site clearing

Stage 3:  Design

Your ideal home on paper. We don’t start the design until we understand your brief and your site. This may mean more initial discussions, but it saves time and reduces costs.

We can also show you what your house will look like by using our special 3D modelling computer application.


 

Stage 4:  Quotation

We tell you exactly what all of your costs will be.  We let you know right from the beginning how much your house will cost.  Plus, by building with Project North, you also save money on an architect management fee (this can be up to 12% of your total build cost), with our design team being intrinsically involved in the construction process.

Stage 5: Your home

We are aware that this is a very personal and stressful time for you. Building a house is right up there with some of the major stresses in life. We are honoured to be involved, and will do whatever is necessary to make your ideal home a reality for you.
